Screening Process

Panama City Real Estate Property Management views tenant selection as one of our most important functions. Specially designed Panama City Real Estate Property Management applications are handed out during showing appointments to all interested prospects. Prospects can also obtain an application at our office or download the application from our website. This "ease to apply" method has increased the numbers of applications we receive as well as sped up the processing time.

Once a completed application is received in our office, the applicant is screened for credit, rental and/or ownership references, and income. Lease Signing

Once accepted, the prospective tenant signs a lease which has extensive safeguards for the property owner and complies with all local and state laws. The tenant must provide a security deposit as well as other required fees in certified funds at the time of lease signing and the keys are turned over to your approved new tenant.

Accounting

Once the new tenant has signed the lease and funds are collected, a full accounting is made and a distribution is made to you by the 15th of each month.

Preparation

Data Collection

Required data collection from the tenant and owner is necessary for the care, maintenance & management of the property. Names of preferred service provider companies, copies of service contracts, appliance operating manuals, warranties, etc. all assist us in managing the property. 

Rent Collections

We are very aggressive about rent collections. Rents are due on the first and considered late as outlined in the lease agreement. Late fees are charged and if necessary, we know all the steps to take in the event the rent is not paid, including pursuing legal action.

Reporting

Our detailed Monthly Management Reports are sent by the 15th of each month. This report includes a description of the current leasing activities and other issues regarding your property, a rent roll, and income statement.
